03 / Scale & Grow · John Lewis Partnership
A £500m partnership.
A platform built to scale.
From a trusted consumer brand with no residential track record to an institutionally backed Living business.

The ambition
JLP brought a retail estate, consumer trust and buying power. Scaling into Living meant turning those strengths into an investable business, with the capital, structure and resources to grow.
Katherine’s role
Katherine connected estate opportunity and retail capability with institutional investment requirements. She set the growth strategy and aligned development, asset management, operations and brand around one commercial plan.
The strategic choice
Build a vertically integrated Living platform: investment, development, operations, brand and resident experience working as one business. That did not mean doing everything in-house. The right institutional and specialist partners could bring capital and expertise while the proposition and operating model held the platform together.
The approach
Growth routes were tested against estate potential, capital needs and operating capability. Portfolio strategy, team structure, asset management and procurement were considered together, so expansion could build on the strengths of the wider business.
The results
The partnership created a route to grow beyond an initial portfolio of around 1,000 homes. A long-term strategy for 10,000 homes was shaped; that figure describes the growth plan, not homes delivered. Capital was connected with a distinctive brand and an operating business built around residents.
