The ambition

Turn a retail estate, trusted consumer brand and service culture into a Living business people would choose and investors could back. Connect existing stores and development opportunities with a resident proposition, operating company and capital strategy.

Katherine’s role

Katherine translated between retailers, consumer specialists, developers, operators and investors. She set the vision, assembled the expertise and led one programme across estate strategy, planning, brand, procurement, operations and investment. Specialist teams and partners delivered the detail.

Shaping the places

Three distinct schemes at Reading, Bromley and West Ealing secured three planning consents, representing nearly 1,000 homes. Each needed its own commercial case, design, community engagement and route through planning, held together by an estate-wide strategy.

Mobilising the business

Katherine led mobilisation, bringing together teams across brand, resident experience, technology, services and governance. They delivered the detailed work to launch in nine months and operate across four schemes nationwide.

Funding growth and improving experience

A £500m institutional partnership connected the capital strategy to the brand and operating model. At the operating assets, resident and commercial performance improved: resident NPS rose from −2 to +40, rent increased and costs fell. An asset-level example also recorded a 15% improvement in net operating income.
